Not the only way…a house refurbishment in Essex.

forresterarchitects are nearing the end of the complete rebuilding of a semi-detached house in Hornchurch, Essex. The house has been planned around a new stairwell which has been repositioned to serve a new floor added to the top of the house.  The energy efficiency of the house has been improved. New double glazed units have replaced all single glazed window. Wall insulation has been added to the exterior facade to keep the heat. Every room has been reconfigured and the floor plan is now much more efficient. A larger than normal extension has also been added to the rear which provides an open plan arrangement throughout the ground floor.

forresterarchitects have provided a full architectural service for a house refurbishment in the Bradmore Conservation Area in the London Borough of Hammersmith & Fulham. A fine Victorian terraced house in the Brackenbury Village. It has been reconfigured to provide four bedrooms. A key design feature of the house is a large boudoir with open plan access to a private bathroom. The other bedrooms have been enhanced with fine bespoke joinery. A dynamic rear extension introduces the London roof to provide a modern kitchen and dining room.

forresterarchitects have successfully overturned a decision by London Borough of Hackney Planning Department to refuse the development of a rear extension in North London. A unique warehouse conversion required extra accommodation to realise its full potential. A modest extension was added in keeping with existing property formerly a Victorian warehouse. The planning submission was deemed to be overbearing and inappropriate in its local context. A planning appeal was lodged illustrating how the development was considered to be in full accordance with current planning policy. Following an inspection by the Planning Inspectorate full planning permission to proceed with the development was subsequently granted much to my client’s delight.

A garden pavilion has been approved to a detached house in Highgate, North London.

forresterarchitects have secured planning approval for a garden pavilion to the rear garden of a detached house in Highgate, North London. The ground floor flat was shared by two professionals yet accommodation for visiting family was problematic. A self-contained garden pavilion solved that. Conceived as a sleek modern pavilion the proposal provides two double bedrooms with en suite bathrooms. With direct access to the garden and the house provides flexibility and allows the occupants a certain degree of privacy.

A stonemason’s new garden studio added under Permitted Development in Stoke Newington.

forresterarchitects have completed a garden studio for a former client in Stoke Newington. A bright and airy stonemason’s studio is added to the garden as a sculpted form with one carved feature stone wall. In the evenings it doubles as terrace for catching for the late evening sun and a gin and tonic. The studio was secured under permitted development rights.

It is a proportioned house in all living and bedrooms but suffered from an unremarkable galley kitchen. The client required a bright and airy modern kitchen and a frameless glazed roof-light extension was proposed. The full-width extension provides increased connectivity between the raised ground floor kitchen, dining room and the lower ground floor lounge room.

The proposal aims to reconfigure the internal layout to provide a two-bedroom private dwelling.  The property demise will be extended to provide a larger kitchen extension. To the rear with direct access to the terrace and garden via sliding/folding double glazed units. Sanitary accommodation will be improved and increased to provide a larger bathroom and an en-suite to the master bedroomAdditionally, the second bedroom will be sized to provide a new bedroom to the rear with direct access to the terrace.

forresterarchitects have completed a design feasibility study for a landlocked house in Hackney. Surrounded on all sides by other properties the only opportunity for expansion was to go up. A new master bedroom and en suite bathroom is proposed. Enclosed in a glass penthouse structure the modesty of the occupants is protected by a series of sliding translucent panels.
